Our buying guide will help you through the process of buying your new Lagan Home.

Getting Started

Here at Lagan Homes we understand that buying a home can be stressful. We are here to guide you on your journey to buying a new home with us.

Choosing your home

The most exciting part of the journey (so far) has arrived; choosing your new home in your perfect location. Once you have found the house you wish to purchase, you will pay a booking deposit to reserve your property, this is fully refundable until you sign your contracts.

Appoint a Solicitor

You will need to appoint a solicitor to manage the conveyancing and to communicate with the Lagan Homes Solicitor on your behalf. Contracts will be issued to your solicitor and typically signed within 21 days. If you are eligible for the Help to Buy or First Home Scheme, you will need to provide your solicitor with these details. Fees will be applicable, so ensure you are aware of these costs and factor them in.

Notify your Lender

Inform your lender that you are purchasing your home. Your lender will ask you for any documents they require to get a mortgage. Your lender will also instruct a valuation of the home you are purchasing

Exchange of Contracts

Exchange of contracts takes place within a 21-day timeframe from when the contracts have been issued to your solicitor. Your solicitor will engage with the Lagan Homes solicitor regarding any pre-contract enquiries. Your solicitor will then organise a date for you to attend to sign your contract. You will also be require to pay the agreed % balance deposit on exchange of contracts.

Keep in touch

While you have been busy with the paperwork, we have been building your new home. A member of Lagan Homes Sales Team will keep in contact to advise you on the expected completion date.

Snagging

Lagan Homes will contact you when your property is ready for the snag inspection with your surveyor/engineer. Once the report is ready you will submit it to Lagan Homes who will carry out the necessary snag works, in order to keep things progressing we ask you submit your snag report within 48 hours of the initial inspection. Once complete our sales team will invite you for the final inspection on your new home.

Legal Completion

Once our solicitor has all closing documents, a completion notice will be issued to your solicitor which means you have 14 days to complete the sale. You will need to instruct your solicitor to request the draw down of funds from your lender. Once completion funds are with our solicitor and legal completion is confirmed, a member of our sales team will contact you to arrange key handover.

Handover

Congratulations on purchasing your new home! A member of our slaes team will meet you at your new home and demonstrate on how best to service and maintain your home. We will provide you with a Handover Pack which will outline what is covered under warranty and include useful contact details and manuals.
