Affordable homes in the picturesque village of Kill, Co Kildare

Kill in Co Kildare has seen a few developments pop up over the last decade, with buyers looking for more affordable homes outside the capital. The arrival of the blow-ins hasn’t had a detrimental effect on the village in the slightest, however, with the village-feel in Kill still retained.
The picturesque parish won the Gold Medal Tidy Towns award last year with residents very proud of their tight community. Locals don’t have to go far for refreshments with the Dew Drop Inn, 2C Café, The Canvas Cafe and The Old House all within the village.
Hillfort is the latest new development to go on the market in Kill. Built by Lagan Homes, this scheme was first released in July with the houses from the first phase ready for occupation this week. The fact that the local primary school is just outside the main entrance has meant that, to date, it is mostly young families who have been buying homes here. The wide choice of house types is also playing a part in its popularity, with a price and size to suit different budgets and life stages.
The Oak and Cherry house types are two-bed semi-detached properties that measure 932 sq ft and are priced at €375,000. The three-bed semis are called Willow, Birch and Maple, and have a floor area of 1,107 sq ft and a starting price for €440,000. The largest in this phase is the Juniper which is a four-bed semi-detached property with a study. It measures 1,615 sq ft and costs from €485,000.
The houses have been designed to fit in with the village setting and are finished in a white render with redbrick detailing around windows and doors. All homes will come with an A energy rating and will be heated by an air source heat pump and installed with a demand control ventilation system.
Kitchens will be fitted with custom-made shaker-style units and bedrooms will have fitted wardrobes.
At the front of the houses, driveways will be paved and back gardens will be seeded for lawn. Each home will be wired for an electric car charging point.
Kill is located just off the M7 and is a 15-minute drive to the Red Cow roundabout, with a journey into the city taking about 45 minutes by car. Alternatively, Sallins train station is eight minutes away with a regular service into Heuston Station.
